Borrower obligations. As a homeowner with a reverse mortgage, you remain responsible for paying property taxes, homeowners insurance, and any homeowners association (HOA) dues, and for maintaining the property. Failure to meet these obligations may result in default and foreclosure. The loan must be repaid when the last surviving borrower passes away, sells the home, or no longer occupies the property as a primary residence.

Other key terms. A reverse mortgage is a loan secured by your home equity; the loan balance grows over time as interest and fees accrue. Funds received from a reverse mortgage may affect eligibility for needs-based government assistance programs such as Medicaid or Supplemental Security Income (SSI). HECM borrowers are required to complete a HUD-approved counseling session prior to closing. Counseling is recommended for proprietary reverse mortgage programs.
